Questions buyers ask
Homes built after June 15, 1976 are manufactured homes, built to the federal HUD Code. The older term mobile home refers to homes built before that code existed. Modular homes are also factory built, but to state and local building codes instead.
Usually, yes. We check county zoning, road access, septic or sewer, well or water, and power before you order, so there are no surprises after the home is built.
Most buyers move in roughly two to four months after ordering. Timing depends on the builder's schedule, permits, financing and site work. We give you a realistic timeline up front.
It depends on your land, but can include clearing, grading, the home pad, foundation or piers, driveway, septic, well or water tap, power, skirting, steps and decks. We price it with your home so you see the full cost.
We are a retailer, not a lender. We connect you with independent lenders that specialize in manufactured homes, for both home-only loans and land and home mortgages.
South Carolina requires the builder and the retailer to warrant each new home for one year from completion of installation. Many builders also offer their own structural warranties.
