Step one
The biggest factor in your loan is whether the land is part of the deal and whether the home will sit on a permanent foundation.

Government insured
Flexible credit guidelines and down payments as low as 3.5% for qualified buyers on land and home loans. FHA also has a program for home-only loans.
For veterans and service members
Eligible veterans and service members may buy with no down payment when the home is on a permanent foundation with the land.
For eligible rural areas
Much of rural South Carolina qualifies. Eligible buyers may finance a new home and land with no down payment, subject to income limits.
Fannie Mae and Freddie Mac
Qualifying homes, including many CrossMod homes, may be eligible for conventional programs designed for site-built style manufactured homes.
